Medieval manuscript illuminated with gilded decorative initial and wonderful gilded border decoration, text in Middle Dutch

Rare 15th-century manuscript from a book of hours, written in Dutch.
Text with beautiful hand-painted gilt-heightened initial and initials in red and blue ink, as well as various decorative partly gold figurations and a gilded border in the margin.
Original manuscript written in a Dutch scriptorium around 1460, on vellum (thin parchment - animal skin) with text on both sides.
Dimensions approx.: 171 × 121 mm.
Condition: beautiful; despite its age the colours are very well preserved and the gilded parts are very bright, the vellum has normal signs of age, see pictures.
Unique and richly decorated manuscript from the middle ages in Middle Dutch.

I got the item correctly, but there is not any certificate that is real. For what it concerns me it could be a fake. I was expecting some probe or certificate that validates that this is real.
